Skycap main difference is that it will go up to a much higher loan to value (90%) than most lenders. This does mean interest rates will be higher due to the risk and fees may be charged.

You need to own a home and have some equity in it. Skycap likes to see a credit score of at least 550 with TransUnion. They are not too concerned with income but have a maximum total debt ratio (TDS) of 75%

Because no payments are required Fraction does limit how much they will lend to 44% of the appraised value.

Only owner-occupied properties in Ontario are eligible, not rental properties.

The only upfront cost you should expect with a Skycap Mortgage is an appraisal fee, generally around $500. All other potential fees or closing costs will be paid from proceeds of the refinance at closing time. We'll discuss all potential costs upfront, so there are no surprises.

You can borrow between $30,000 and $100,000 with up to a 20-year amortization. They will do this over a 1 year to 5 year term. This gives us the option to line the mortgage up with the renewal of your first mortgage.

Many home owners do have a first or second mortgage. We can use the proceeds of the Skycap mortgage to payout the other mortgages.
